2 heir: An "heir" is a person who receives money or property from a deceased (dead) relative. Brian says that as his grandfather's "chosen heir, I'm going to inherit his estate". This means that Brian's grandfather has chosen Brian to receive his grandfather's property in the event of his grandfather's death.
3 pretend: "To pretend" is "to fake" or make it appear that something is true. In the dialogue, Hannah says "I could pretend to be your wife." This means that she could give the false appearance of being Brian's wife - so that Brian can receive his inheritance.
